Pre-Qualify
This paperwork takes about 15 - 20 minutes. Using basic financial information you provide, we develop a very close estimate of the amount of new home you can afford. You can pre-qualify by phone, by mail, or e mail.

Estimate the cost of site improvements to your land
Many new homeowners include the cost of site improvements in their loan.
Estimates are developed for the cost of items like septic tank, well or water hook-up fees, lot clearing, grading, etc. These estimates are then included as allowance items in your building agreement and in your loan amount. Qualified landowners do not need a down payment and if you still owe money on your land, we can include the payoff amount in the building agreement.

We can help you even if you don't yet own land
We can help customers who do not have land. You can choose from any of our Subdivisions. We can assist you in finding suitable land. Customers without land frequently enter into a building agreement by creating an allowance for land in the agreement. For example, after Pre-Qualifying, a land allowance of say $40,000.00 is included in the building agreement. Doing this allows customers who do not yet have land to proceed with other elements of the process. This also allows the customer to "fix" or hold the price of the home they have selected while they shop for land. The length of time that the price of the home can be guaranteed varies from area to area. Sometimes the entire cost of land can be included in your loan. Whether the entire cost of the land can be included in your loan depends on many factors. Ultimately this will be determined by a decision made by the mortgage lender you choose to use. The cost of items like septic tank, well or water hook-up fees, lot clearing, grading etc. (for the lot you have yet to locate), will be estimated and included as allowance items in your building agreement.

We offer many floor plans ranging from 1100 to over 3000 square feet of heated and air conditioned living area. Our plans include one-story and two-story homes in many different styles. Many of our plans offer several different choices of front elevations. With all the plans, sizes, styles and combinations available, the choices seem nearly unlimited and in most cases we can add decks, covered porches, etc.

Choose the options, upgrades and changes you would like to have
Our goal is to personalize whatever plan you select to meet your personal taste and needs. We offer hundreds of options and we can make almost any changes you can imagine to any plan you select.

Select your colors .... siding, shingles, cabinets, floor covering, etc
Our showroom features color selection areas. You can choose your siding color, shingle color, cabinet and counter-top colors right at our showroom from a large selection of popular products and colors.

Close on your approved construction loan
There are numerous lenders in every area in which we build. Qualified buyers will find very attractive financing. Once your construction loan has been closed, we can proceed with the final planning and preparation necessary to begin your new home. Your Building Consultant will assist you through this entire process.

We build your new home
After building permits and any necessary community approvals are obtained, we begin your new home.
